Phase I Environmental Site Assessments

Property transactions often require completion of due diligence through implementation of a Phase I Environmental Site Assessment (Phase I ESA) to identify and evaluate the potential for recognized environmental conditions to exist at a subject property.  Tecumseh's Phase I ESAs are designed to meet or exceed the ASTM Standard Practice for Environmental Site Assessments (ASTM E 1527-00).  Our Phase I ESAs typically include examination of readily available geologic and hydrogeologic publications, archival aerial photographs, topographic and historical maps, and commercially available environmental databases.

Subsequent to the document review, Tecumseh personnel conduct a thorough walking inspection of the subject property and a drive-by survey of properties within 1/4 mile of the site. We also 
conduct in-depth interviews with pertinent site, utility, and state and local regulatory personnel.  
  
Site buildings and other structures are inspected using visual and tactile methods for asbestos containing materials (ACM), lead-based paint (LBP), lead in drinking water, and radon gas. 

Following the completion of the site reconnaissance and document review portions of the Phase I ESA, Tecumseh personnel prepare a comprehensive Phase I report presenting collected data, conclusions, and recommendations.
